After the listing contract is signed and returned to our office,
We will handle the following tasks:
· Process the listing for input into the MLS
· File the contracts with our office and arrange for the appropriate
yard sign to be installed
· Take photos of your property
· Contact you to discuss when you’d like to hold Sunday Public Open
houses and the first Broker’s Open House on Caravan
· Choose and edit photos
· Design and print a custom flyer for your property
· Post to MLS, Websites & BLOG:
for immediate exposure to over 1,000 local Real Estate Agents and thousands of people on the WEB.
o CLAW MLS or CRIS-Net or MLS Alliance
(with Multi-Association IDX on Website)
Automatic post to:
· Yahoo! Real Estate
· Vast Real Estate

· Place advertisements for your property in the LA Times
· Send and e-flyer (marketing) email to our Windermere Properties offices
· Introduce your home at our Los Angeles office meeting
· Send and e-flyer (marketing) email to Agents in the area
· Present copies of your property’s advertising
· Schedule showings and Open Houses
· Hold Brokers Caravan Open House (Tuesday’s, Thursday’s, Friday’s
depending on area)
· Hold Public Open Houses (Saturday’s or Sunday’s)
· Answer all Buyer and Broker inquiries regarding your
Home
· Show the property to potential Buyers
· Report to you the results of showings and Open houses
· Assist you in getting the highest possible dollar value for your
property in the shortest period of time with the least inconvenience to you
· Continually update you as to any recent sales so that you always
know the position of your property in the current market place.
· Qualify each prospective buyer
· Discuss with you any offers that come in
· Open Escrow once an offer is accepted
· Order, Complete and Track all relevant paperwork (Disclosures,
Inspection & NHD reports, etc)
· Schedule and attend Termite, Retrofitting and General
Inspections
· Monitor Contingency and Due dates
· Keep you informed of any potential issues during the Escrow
Process
· Track the Escrow file until CLOSE!
· Hand Keys to new owners
· Deliver your check at the closing!
